Before a tenancy can begin, an applicant must inspect the property proposed for rent and complete an application form. This form will include personal information such as date of birth, drivers' licence number, emergency contact numbers and contact numbers for referees. An option fee may be requested from the applicant but will be refunded in full if a tenancy is not offered. Once the applicant has been approved, a Tenancy Agreement will be prepared by the agent. The option fee may be put towards the rent money when signing the lease.

The Tenancy Agreement must be in writing showing details of the owner and tenant, relevant dates, rent requirements and any special conditions. Both parties must sign this Tenancy Agreement.
At the commencement of a tenancy the Owner is entitled to a security bond and may also ask for up to two weeks rent in advance. A Real Estate Agency can charge a letting fee equivalent to 1 week's rent.
Once the lease has been signed, the tenant must be given a copy of the signed agreement as well as the "Information for Tenant" (Statement of Rights and Duties)
